Q4 2010 Industrial Report for San Mateo County

The long awaited Kidder Mathews Industrial Report for the final quarter of 2010 has arrived!

The industrial sector in San Mateo County posted85,546 square feet of net absorption in the fourthquarter. This marks the second consecutive quarterthat net absorption has reached positive territory, anencouraging indicator that market fundamentals are ona continued path to recovery from mid 2009 lows. Theavailability rate is currently at 11.9%, a modest quarterover-quarter improvement of 20 basis points. As BayArea economic activity continues to pick up, demandfor industrial space is expected to gradually improve inthe coming year.

Q4 Industrial Report for Santa Clara and Alameda Counties

Kidder Mathews recently released its 4th Quarter 2010 market review:
Net absorption in the industrial and warehouse market was a combined 126,539 square feet by the end of the fourth quarter, rising into positive territory from negative 89,682 square feet in the third quarter. This net growth of 216,221 square feet between quarters shows a surge of momentum in the industrial and warehouse sectors. As the New Year begins and tenants are locking up space in anticipation for growth in the coming year, we can expect this improvement to continue.
